The Shrewsbury West Sustainable Urban Extension (SUE) is a major mixed-use development opportunity, enabled by infrastructure investment including the construction of the new Oxon Link Road connecting A5/Churncote Island junction to Holyhead Road.
The Shrewsbury West SUE was identified in the adopted Core Strategy as a strategic location for development to meet the town’s future housing and employment needs.

- The extension of Oxon Business Park and on the gateway land by the A5 Churncote Island
- A new business and health park off Clayton Way (9-12 hectares)
- An extended Local Centre at Bicton
- 720 dwellings north of Welshpool Road, including an element of affordable housing.

There are three key landowners within the Shrewsbury West SUE (Sustainable Urban Development) with Shropshire Council owning over half of the 24.4 hectares (60 acres) of development land. A masterplan has now been approved and adopted by the Local Planning Authority following public consultation.
